Nice hotel with calm atmosphere and period features. Room was clean, staff reasonably helpful. Fantastic location, only 100m from the tower in the heart of Pisa. For a short visit to this under-rated city, it can not be beaten.We enjoyed our stay more than we were expecting to.
Best and only great thing about it was it's location -- closest hotel to the leaning tower. Great to get up early in the morning and go take pictures without tons of tourists around.
Upon arrival we had the most grumpy staff member. Fortunately in the morning, the guy was extremely friendly and nice.

Fantastic location - directly next to the Leaning tower! If you go for no other reason, the location cannot be beaten.
Very basic breakfast, a bit disorganized, they could not find the Booked.net booking (although they viewed the confirmation and matched the price).
If we were staying any closer to the Leaning Tower we would have been in it!

Location, Location, Location. Had a view of the Leaning Tower of Pisa and the Duomo from our windows, and it was about 200 feet from the Tower. It was quiet, compared to most other Italian Hotels. It was also clean and the shower and towels better than most other typical Italian hotels.
As is typical for nearly all Italian (venture to say European) hotels, the ac was weak/non-existent, the decor was bland, beds hard. The tv was a pathetic little 12" thing, but that didn't matter to us as we were there to sight see, not watch tv. The one thing I thought that was unusually unpleasant was they charged 5 euro for breakfast. Every other place we went it was included. So, we skipped it and went across the plaza to the pasticceria which was better anyway. Oh, and watch out for the electical plugs. Kinda loose and dangerous.
Convenience for local sights.
The breakfast was not very interesting. The lack of a lift is a serious inconvenience without staff on hand to carry bags up stairs. The accommodation was reasonable, though shutters in the bedrooms should be adjustable to let in the light during the daytime. Dark rooms during the daytime are depressing.
Tired - needs new beds, furniture, plumbing, you name it. Staff not that friendly either. But who cares when you can see the leaning tower from your window! And it's only £70 for two for the night.
The location could not have been better and the room was comfortable
The timed showers are painful. Having to push a button to maintain the water flow every 30 seconds, while ecologically sound, is just not a leasant way to spend a holiday break. In addition, in the second room I was shifted to the shower head could not be attached to the wall.
Superb location - view from bedroom of Leaning Tower - also excellent location for public transport and lots of nice restaurants close by.
A little bit dated - no aircon - we had a fan but in August aircon would have been nice. Bathroom a bit stuffy and squashed.

The carpets on the stairs were not fixed and were a dangerous tripping hazard. The fan in our room was not very strong and we were very hot.
Great Location and value for money. No luxuries but ample for a weekend stay. Staff were excellent and friendly. Room basic but for a couple of nights sufficient. Would not recommend a long stay. Not a comfortable bed.
A bit basic. The bed was not very comfortable and the decor plain.
I was just under the Leaning tower! Really comfortable. We left there bag, when we climbed the tower and used their toilets instead of public (and for money) ones. And at night we just went to sit near the tower when everybody is gone and drink wine :-)
It was no air conditioner in the room and no curtains / cabins in the shower. The breakfast is not included and it's not worth for 8 euro. But we asked for a coffee, and took it for 1 euro, and it was good Italian coffee for normal money.
